Cancellation Policy

  • Cancellation must be received by email at least 60 days prior to arrival date for full refund
  • After 60 day period no refund will be offered but a change to your reservation will be offered, subject to availability
  • Once your final 50% is paid, whether 2 months for the holiday period or one month otherwise, there is no cancellation refund.
Payment Terms

  • 50% deposit is required to secure your booking
  • Full payment to be made two months prior to arrival date
  • Last minute bookings under 60 days are to be paid in full immediately
  • A 20,000 baht security deposit will be required upon arrival and returned on your departure, less electricity, provided the villa is left in good order (higher deposit for long term)
  • We recommend that you purchase trip cancellation insurance
